Thinking about handing us the keys? Here is what owners ask most before getting started.

1. How do you maintain our property? We start by screening each and every guest before we allow them to stay. We have a Ring doorbell to verify check-in and security to keep people honest. We hire professional cleaners to do a full clean of the home after each stay and we perform any regular maintenance issues that arise using vetted local handymen.
2. How do you choose the nightly rates? We use multiple comparison sources to view the current and projected rates of similar properties in the area and then use a dynamic pricing tool to adjust the rates every 24 hours to ensure the best occupancy rates we can achieve.
3. What kind of guest experience do you provide? We provide 5-star guest communications across the board. You can tell by our SuperHost status on Airbnb and our 100+ 5-star reviews there. We provide all essential toiletries, complimentary coffee and tea, as well as a welcome basket of snacks to all guests.
4. What platforms will my property be listed on? Our main platform is Airbnb as that is the easiest place to build comprehensive listings. However, once established we have a direct booking site and utilize VRBO, which pushes listings to all of it's sister sites as well. We are also constantly striving to improve occupancy, so we are always researching and adding more avenues to get people renting.
5. Will I still be able to use my property? Absolutely! We set-up each owner with their own portal so they can check the calendar for scheduled guest stays and schedule their own stays for themselves or their guests. There is no charge for owner stays, we just require that they pay the standard cleaning fee to ready the home for the next guest.
6. What happens if something gets stolen or damaged? We carry a 2 million dollar policy through Wells Fargo for major incidents. However, we also have a small claims policy that covers each stay and is paid for by the guests that allows us to have a one day turn around on small repairs or replacement of broken items. We also have our list of local vendors and contractors for any repair, minor or major.
